How do you pre-vet housemates?

Application form + a brief async screen. We're looking for compatibility, not perfection — diverse crew, similar respect-for-others bar. Roughly 60% of applications are accepted.

What if I don't gel with the housemates?

It's almost never happened, but with 20+ bedrooms across multiple houses there's room to find your sub-group. If there's a real issue we work with you to resolve it.

How long is the minimum stay?

One month minimum. Most guests stay 2–4 months across the Niseko ski season (December through March).

What's included in the monthly price?

Everything except your flights and food: furnished room, fibre Wi-Fi, electricity, water, heating, kitchen and bathroom supplies, optional weekly cleaning, car access, daily community ski trips, and access to all shared spaces.

How much does it cost?

From $2,000 USD per month for a shared room up to about $14,000 USD for a private master suite, depending on month and room type. Discounted 4-month season packages are available. First month rent + 1-month refundable security deposit is required to move in.

How fast is the Wi-Fi?

Fibre to the home with work-grade speeds — fast enough for video calls, large file transfers, streaming and gaming simultaneously. Desks in every bedroom plus quiet corners in the shared lounges.

Where exactly are the houses?

Kutchan, Hokkaido — at 2-2-58 Minami 4 Jo-Nishi. About a 12-minute drive to the Niseko United ski resorts (Hirafu, Hanazono, Niseko Village, Annupuri).

Do I need a car?

No — we provide car access for residents. Public transport and shuttle options also exist. Most guests use the house car for ski trips, supermarket runs, side trips to Otaru / Sapporo / hot springs.

How do I apply?

Use the Apply Now form. We review applications in 5–7 business days. We pre-vet every guest to keep the house community compatible — it's part of why people come back.

Can I bring a partner / friend?

Yes — couples and pairs of friends are welcome. Mention this in your application so we can match you with the right room type.

What payment methods are accepted?

Wise transfer, credit card (3% fee), Venmo, or Japanese yen cash on arrival.

What's the cancellation policy?

Specific terms are in the rental agreement. The 1-month security deposit is refundable. Reach out before applying if you have questions about your specific dates.
