Niseko ski season accommodation: monthly rental vs nightly hotel

The math is brutal. A $300/night Niseko hotel for a 90-day ski season costs $27,000. A fully furnished shared room with us is a fraction of that — and you get a community, kitchen, and ski crew on top.

Frequently asked questions

Where to stay for the entire ski season in Niseko?

Niseko Nomads is built specifically for full-season ski stays — Dec through April. Most other Niseko accommodation is priced by the night, which becomes prohibitively expensive past 14 nights. We price monthly and reward longer commits.

Is it cheaper to rent for the whole ski season than book hotels?

Significantly. A $300/night Niseko hotel for 90 days = $27,000. A fully furnished shared room with us starts much lower — and includes utilities, Wi-Fi, kitchen access, and a daily ski crew.

Are your ski season rooms fully furnished?

Every room is fully furnished — bed, bedding, desk, kitchenware, fast Wi-Fi, all utilities. You arrive with skis and a suitcase.

Do you handle ski / snowboard storage?

Yes — racks, drying space, and basic wax setup are part of every house.

Can you arrange lift passes?

We share group-discount info and timing for the major passes (Niseko United All Mountain Pass etc.) but you book your own.

How long is the minimum stay?

One month minimum. Most guests stay 2–4 months across the Niseko ski season (December through March).

What's included in the monthly price?

Everything except your flights and food: furnished room, fibre Wi-Fi, electricity, water, heating, kitchen and bathroom supplies, optional weekly cleaning, car access, daily community ski trips, and access to all shared spaces.

How much does it cost?

From $2,000 USD per month for a shared room up to about $14,000 USD for a private master suite, depending on month and room type. Discounted 4-month season packages are available. First month rent + 1-month refundable security deposit is required to move in.

How fast is the Wi-Fi?

Fibre to the home with work-grade speeds — fast enough for video calls, large file transfers, streaming and gaming simultaneously. Desks in every bedroom plus quiet corners in the shared lounges.

Where exactly are the houses?

Kutchan, Hokkaido — at 2-2-58 Minami 4 Jo-Nishi. About a 12-minute drive to the Niseko United ski resorts (Hirafu, Hanazono, Niseko Village, Annupuri).

Do I need a car?

No — we provide car access for residents. Public transport and shuttle options also exist. Most guests use the house car for ski trips, supermarket runs, side trips to Otaru / Sapporo / hot springs.

How do I apply?

Use the Apply Now form. We review applications in 5–7 business days. We pre-vet every guest to keep the house community compatible — it's part of why people come back.

Can I bring a partner / friend?

Yes — couples and pairs of friends are welcome. Mention this in your application so we can match you with the right room type.

What payment methods are accepted?

Wise transfer, credit card (3% fee), Venmo, or Japanese yen cash on arrival.

What's the cancellation policy?

Specific terms are in the rental agreement. The 1-month security deposit is refundable. Reach out before applying if you have questions about your specific dates.
