Why most Niseko long term rentals don't work for the ski season
Most long term Niseko rentals are aimed at summer escapees from Tokyo's heat or local residents on annual leases. Both have problems for a ski-season stay.
Unfurnished or semi-furnished
Local-market long term rentals (NestNiseko, etc.) typically come unfurnished or semi-furnished. You'd need to source a bed, desk, and kitchenware for a 3-month stay.
Annual lease minimums
Many long term rentals require 6 or 12-month commits. Useless if you only want December–April.
Utilities not bundled
Most local long term rentals make you set up power, gas, water, and internet yourself — paperwork in Japanese, deposits, the whole show.

What's the minimum length for a Niseko long term rental?

Is a Niseko long term rental cheaper than a hotel?
For any stay over about 14 nights, dramatically yes. A Niseko hotel at ¥46,000/night for 90 days = ¥4,160,000. Our long term rental for the same 90 days starts much lower and includes utilities, Wi-Fi, kitchen access, and community.
Are the long term rental rooms furnished?
Fully furnished. Bed, bedding, desk, fast Wi-Fi, kitchenware, all utilities, shared kitchen and lounge. You arrive with skis and a suitcase, that's it.
Can I do a long term rental in Niseko during winter?
Yes — we're winter-first. Most other Niseko long term rentals (NestNiseko, etc.) are unfurnished annual leases targeting locals. Ours are built specifically for the Dec–April ski season with monthly pricing and no annual commit.
How does this differ from a Niseko long stay?

How long is the minimum stay?
One month minimum. Most guests stay 2–4 months across the Niseko ski season (December through March).
What's included in the monthly price?
Everything except your flights and food: furnished room, fibre Wi-Fi, electricity, water, heating, kitchen and bathroom supplies, optional weekly cleaning, daily community ski trips, and access to all shared spaces. Rental cars are available to residents at cheaper-than-usual fleet rates, but are not included in the rent.
How much does it cost?
From ¥310,000 per month for a shared room up to about ¥2,160,000 for a private master suite, depending on month and room type. Stay 2 months or more and save 10% on the whole stay. First month rent + 1-month refundable security deposit is required to move in.
How fast is the Wi-Fi?
Fibre to the home with work-grade speeds — fast enough for video calls, large file transfers, streaming and gaming simultaneously. Desks in every bedroom plus quiet corners in the shared lounges.
Where exactly are the houses?
The houses are in Kutchan, Hokkaido — the largest town in the area. Each house is a 9–12 minute drive to the lifts (Hirafu, Hanazono, Niseko Village, Annupuri).
Do I need a car?
We recommend one, but plenty of residents carpool or take the bus — it's about a 25-minute bus ride to the lifts. A car is worth it if you want to be on your own schedule: onsen and sauna runs, supermarket runs, side trips to Otaru and Sapporo. Rental cars are available to residents at cheaper-than-usual fleet rates, but they are not included in the rental price.
