Apply NowNiseko long term rental vs hotel — the cost reality
Most Niseko accommodation prices by the night. Past two weeks, the math collapses. A long term rental is the only way to actually live in Niseko for the season without burning $25k+ on a hotel bill.
| Stay type | Typical 90-night peak cost | Furnished? | Notes |
|---|---|---|---|

| Niseko Airbnb monthly | $10,000–$15,000 | Yes | Furnished but you handle everything else |
| Niseko long term rental (Nest, etc.) | $4,000–$8,000 | No / partly | Cheaper but bring your own furniture and set up utilities |
| Niseko Nomads long term rental | From $6,000–$10,500 | Fully furnished, all-inclusive | Move in same day. Wi-Fi, utilities, kitchen, ski crew included. |

Why most Niseko long term rentals don't work for the ski season
Most long term Niseko rentals are aimed at summer escapees from Tokyo's heat or local residents on annual leases. Both have problems for a ski-season stay.
Unfurnished or semi-furnished
Local-market long term rentals (NestNiseko, etc.) typically come unfurnished or semi-furnished. You'd need to source a bed, desk, and kitchenware for a 3-month stay.
Annual lease minimums
Many long term rentals require 6 or 12-month commits. Useless if you only want December–April.
Utilities not bundled
Most local long term rentals make you set up power, gas, water, and internet yourself — paperwork in Japanese, deposits, the whole show.
No community, no ski crew
An empty long term rental in winter Niseko = isolation. Our houses come with a pre-vetted community and a daily ski crew already there.
Who should consider a Niseko long term rental with us
Long term rental works best when you actually plan to stay long-term. Most of our long-term guests fall into one of these:
Full-season skiers (3–4 months)
December through April. Lock in once, ski the whole season, never deal with another booking.
Remote workers in transition
Between jobs, between cities, or just want a winter elsewhere. Long term rental gives you a base without the lease.
Sabbatical / mini-retirement
Time-rich, snow-hungry. Long term rental is way cheaper than 4 months of nightly bookings, and a real community beats a string of hotels.
Couples doing a winter together
Private deluxe rooms work for couples — the whole season for less than two weeks at a luxury Niseko hotel.
Frequently asked questions
What's the minimum length for a Niseko long term rental?
1 month. Most of our long-term guests stay 2–4 months. Longer commits unlock better monthly rates — up to 15% off for full ski-season bookings.
Is a Niseko long term rental cheaper than a hotel?
For any stay over about 14 nights, dramatically yes. A Niseko hotel at $300/night for 90 days = $27,000. Our long term rental for the same 90 days starts much lower and includes utilities, Wi-Fi, kitchen access, and community.
Are the long term rental rooms furnished?
Fully furnished. Bed, bedding, desk, fast Wi-Fi, kitchenware, all utilities, shared kitchen and lounge. You arrive with skis and a suitcase, that's it.
Can I do a long term rental in Niseko during winter?
Yes — we're winter-first. Most other Niseko long term rentals (NestNiseko, etc.) are unfurnished annual leases targeting locals. Ours are built specifically for the Dec–April ski season with monthly pricing and no annual commit.
How does this differ from a Niseko long stay?
Same product, different framing. Long-stay pages emphasise duration tiers (1 / 3 / 4-month rates). Long-term-rental pages emphasise the cost comparison vs hotels and unfurnished local rentals. Same houses, same pricing — apply once and we'll match you to the right room.
How long is the minimum stay?
One month minimum. Most guests stay 2–4 months across the Niseko ski season (December through March).
What's included in the monthly price?
Everything except your flights and food: furnished room, fibre Wi-Fi, electricity, water, heating, kitchen and bathroom supplies, optional weekly cleaning, car access, daily community ski trips, and access to all shared spaces.
How much does it cost?
From $2,000 USD per month for a shared room up to about $14,000 USD for a private master suite, depending on month and room type. Discounted 4-month season packages are available. First month rent + 1-month refundable security deposit is required to move in.
How fast is the Wi-Fi?
Fibre to the home with work-grade speeds — fast enough for video calls, large file transfers, streaming and gaming simultaneously. Desks in every bedroom plus quiet corners in the shared lounges.
Where exactly are the houses?
Kutchan, Hokkaido — at 2-2-58 Minami 4 Jo-Nishi. About a 12-minute drive to the Niseko United ski resorts (Hirafu, Hanazono, Niseko Village, Annupuri).
Do I need a car?
No — we provide car access for residents. Public transport and shuttle options also exist. Most guests use the house car for ski trips, supermarket runs, side trips to Otaru / Sapporo / hot springs.
How do I apply?
Use the Apply Now form. We review applications in 5–7 business days. We pre-vet every guest to keep the house community compatible — it's part of why people come back.
Can I bring a partner / friend?
Yes — couples and pairs of friends are welcome. Mention this in your application so we can match you with the right room type.
What payment methods are accepted?
Wise transfer, credit card (3% fee), Venmo, or Japanese yen cash on arrival.
What's the cancellation policy?
Specific terms are in the rental agreement. The 1-month security deposit is refundable. Reach out before applying if you have questions about your specific dates.
