When Hirafu is the right call
We're not anti-Hirafu — we use it as a base for nights out and food. But for sleeping for 30+ nights, the math is different.
1–7 night ski trips
Hirafu makes sense — walk to the lift, walk to dinner, walk home. For short trips, the convenience premium is worth it.
Single-night après-ski
Plenty of bars and restaurants. We drive in and back regularly.
If you need lift-walk distance

Frequently asked questions
Are there long-stay options inside Hirafu?
A few — mostly condotels and a couple of agencies offering monthly rates. They're typically 30–50% more expensive than coliving in Kutchan and don't include the community side.
Can I visit Hirafu often if I'm based in Kutchan?
Daily — most guests do. The 12-min drive is genuinely fine, and rental cars are available to residents at discounted fleet rates.
How long is the minimum stay?
One month minimum. Most guests stay 2–4 months across the Niseko ski season (December through March).
What's included in the monthly price?
Everything except your flights and food: furnished room, fibre Wi-Fi, electricity, water, heating, kitchen and bathroom supplies, optional weekly cleaning, daily community ski trips, and access to all shared spaces. Rental cars are available to residents at cheaper-than-usual fleet rates, but are not included in the rent.
How much does it cost?
From ¥310,000 per month for a shared room up to about ¥2,160,000 for a private master suite, depending on month and room type. Stay 2 months or more and save 10% on the whole stay. First month rent + 1-month refundable security deposit is required to move in.
How fast is the Wi-Fi?
Fibre to the home with work-grade speeds — fast enough for video calls, large file transfers, streaming and gaming simultaneously. Desks in every bedroom plus quiet corners in the shared lounges.
Where exactly are the houses?
The houses are in Kutchan, Hokkaido — the largest town in the area. Each house is a 9–12 minute drive to the lifts (Hirafu, Hanazono, Niseko Village, Annupuri).
Do I need a car?
We recommend one, but plenty of residents carpool or take the bus — it's about a 25-minute bus ride to the lifts. A car is worth it if you want to be on your own schedule: onsen (hot spring) and sauna runs, supermarket runs, side trips to Otaru and Sapporo. Rental cars are available to residents at cheaper-than-usual fleet rates, but they are not included in the rental price.
